Larraine and I are brokers/owners of Empress Group, Inc. We are retired peace officers, business administrator, and consultant.  We take the motto of our company very seriously, "service and ethics above commission." We don't work for one transaction; we want our clients to be with us for life and tell their friends and familes about our service.
 
We are excited about offering you our business opportunity. Our company is not typical. We believe you may find that advantageous.

 


LICENSEES
Our licensees have the opportunity to perform commercial and residential real estate and loans. Here's how we get more transactions from the same client. A typical client may refinance a home and buy an investment property resulting in 3 transactions, 2 loans and 1 real estate. You can work all three transactions. In our company, you can be a generalist or a specialist. If you get an opportunity to do a commercial transaction, we will train and assist you.  
 
Our training has been rated excellent by our associates. If you want to do loans, we will ensure that you get the training and support you need to get started. We have extensive training backgrounds and we recognize the importance of training in improving the quality of our service and keeping everyone out of trouble. Additionally, all of our associates are required to be members of an association and maintain the title Realtor. This means we will also register our company with the association of your choice.  
 
We have two highly automated services, loans and real estate, enabling you to use the service from anywhere you have computer or fax access. We use vendors to perform loan  processing  and  to coordinate real estate  transactions.  Both companies are outstanding.  Our loan system gives us online capability to track the transaction. We can also issue a password to the client and allow them to track their own loan.  At the close of the real estate and loan transactions, we provide our clients, associates, and us a copy of all of the forms on a CD.
 
We also have high quality vendors for escrow, title, inspections, appraisals, etc. We  have terminated our relationship with vendors who have not performed up to our standards. The lender account executives are very responsive to us. We have brought loans with few and even no conditions from the underwriter because of the way we  prepare the file and  defend and explain the applications. Lenders have changed guidelines in favor of clients, after we submitted Letters of Explanation.  
 
You would come into our company with either 66.7 or 80% commission depending upon your experience.  Our commission is clean. We have no national or regional cut. You get your percentage from the full 100%. You pay the coordinator and processor fees ($400/450) and the E&O (currently $45) and that's it. We have no desk, administrative fees or quotas. We have no office coverage.  
 
We pay the commission as quickly as possible. When it's our preferred escrow company or one who will cooperate, the checks are paid directly to you from the funds disbursed at the close of escrow. You will be provided a commission disbursement estimate before the close of escrow and a HUD form at the close so that you can see how the commission was calculated. In short, we do business in the open and nothing is hidden from you.  We treat our clients and lenders the same way.
 
We are not a multi-level company. However, we do offer recruitment, training, and production bonuses. We will never ask you to recruit. It is your business decision. If you chose to do so, we will support you and provide any materials or ideas we have.  We are open to growth state-wide and in some situations out-of-state. However, we are also happy being the size we are.  We have told those who recruit, we will go where they take us, as long as it is good for the company.
 
Empress Group offers free financial planning to our clients. The planning greatly increases our transactions and is very helpful to the clients. We train associates, who are interested in becoming planners. The associates perform the transactions and we do  planning for the broker's commission. We have written a work book, Your Financial Plan, which  we use in the planning sessions. The best way to learn more about this is to have us do a planning session for you.
 
If you want to become a planner, we will train you. Otherwise, we will do the planning and you do the transactions. It's your business decision.  
 
We have developed 2.5 hour workshops for groups. They cover Financial Planning and Investing, and First-Time Home Buyers. These are available to families, groups of prospects, community and/or church groups. One recent workshop  generated 10 transactions for the associate who sponsored it.
 
Lastly, we have a partnership with an architect developer. We are working on gathering investors for development projects. Also, we do free land evaluations for owners. Here's an example. You call us with a client that has 20 acres in Palmdale and they don't know whether or not to sell, hold, or develop. They don't know how to develop. We look at the land. Let's say we recommend we build 40 houses. You would get the transactions for bringing the project. If the project is big enough, we would give you part of our share. If you want to learn this business, we can teach it to you or you're welcome to make referrals.

 


NON-LICENSEES
Our company is thriving in a market where other realtors are having a big slow down. It's because of our financial planning and our training programs. Of course this will give you control over your own work schedule and you can do your a lot of your work at home. More time with the family!

When you have six months pay in the bank, including vacation and any severance cash out and have your license in-hand you may be ready to quit your job. You can assist in transactions with our help in the meantime, while you study for the test. And you're welcome to attend our meetings and training.

Let's talk about money. Here are some numbers to consider. The average home is $564,000. The buyer's agent may get 3% commission. As a new licensee, your starting commission with us would be 66.7%.  Your commission on the sale would be about $11,300.  A $450,000 purchase loan would provide you a net of around  $3,000. If the client needed to refi and take cash out to make the purhase you could have another loan commission of $3,000. So from one client, you would have approximately $17,300. That's on an average home. The time it would take to work those transactions would be about 24 hours. You might set a minimum goal of 1 client or three transactions per month or whatever level you think is practical. You can see how you could routinely exceed your current pay and benefits.

To figure the value of your total pay and benefits just do 1.30 times your pay and you can see what the entire package is worth monthly.

After you do 20 transactions you would move to 80% commission. Also, we have recruitment and production bonuses.

Executive programs is an on-line program with a two-day crash course. The others, you attend in person. There are classes throughout California. If you decide to sign-up for executive programs, I get a referral fee. Please let them know at the time. I usually deal with Annette at their 800 number listed on the web site. Bottom line, it's your decision between on-line and in-person. All have 90%+ success rates on the first exam.

ATTORNEYS AND OTHER PROFESSIONALS
One of our associates is an attorney. While others have joined us from Law Enforcement, Engineering, Nursing and the Postal Service.

Recently, Larraine and I  talked to an attorney and a JD about coming into our company. Here's why.

Our associates can perform all of our services or specialize. One of our recruits will have a side practice establishing trusts, which will be a spin-off of our planning service.  Over 90% of homeowners do not have their assets in a trust, so this is a large potential client pool.  Additionally, he will set up corporations for clients.

We provide some of the best in-house training available. Our loan and real estate services are automated and our processors and coordinators relieve you from tracking paperwork, freeing up much of your time.

It impressed me recently that the board members of the San Diego Association of Realtors are all attorneys. Most of the trainers in the association are also members of the bar. This makes our association one of the best in the state. People come from out-of-state to attend some of the trianing programs. An attorney in real estate would have many professional opportunities in San Diego and elsewhere for that matter.

Here are some numbers to consider. The average home is $564,000. The buyer's agent may get 3% commission. Your commission would be 80% to start. Your commission on the sale would be about $14,500. A 450,000 purchase loan would provide you a net of around  $3,600. If the client needed to refi and take cash out to make the purhase you could have another loan commission of $3,600. So from one client, you would have approximately $21,700. That's on an average home. The time it would take to work those transactions would be about 24 hours.

We can also teach you to become a financial planner. With your education and analytical skill, you may excel at planning and help many people to become investors. If you don't want to be a planner, we can do the planning for your clients and you perform the transactions.

Also, we can teach you how to get into the land development business.

In order to start, you would have to get a real estate license. Something attorneys can do with taking the required classes. We have some material you can review to refresh yourself before the test.
